FAQs

What kind of projects do you take on?

We tend to take on major renovations and new build projects — projects with multiple sub-contractors and a lot of coordination. For a renovation, this usually means adding more space or at minimum, moving walls. New builds could be the entire home or something like an accessory dwelling unit (ADU), pool house, or detached garage. If you’re not sure if your project is right for us, don’t hesitate to ask. If it’s not a fit, we’ll tell you and can likely provide a referral.

Where do you take on construction projects?

We tend to work in Charlotte neighborhoods that are close to uptown like Plaza Midwood, Chantilly, Villa Heights, Elizabeth, LoSo (lower Southend) and Madison Park. If you’re in another in-town neighborhood, it can’t hurt to check in with us; we may have other inquiries from your area.

There are several benefits of working with a contractor who specializes in your neighborhood:

  1. We spend a lot more time on your job site supervising and ensuring things go smoothly. Some contractors spend most of their time driving between projects.

  2. We have relationships with the local inspectors, who work in defined zones, and know what they tend to pay attention to — which ultimately helps us minimize inspection-related delays.

  3. We won’t just disappear once your project is over; we’ll see you around! And we want you to be happy long after your project is wrapped.

When should I connect with you?

If you already have a plan, reach out anytime.

If you’re trying to decide what makes the most sense for you, go ahead and connect; we can talk through your options and give you a general sense of the investment and timeline for each. We can refer you to the right architect or designer based on the building plans you’ll need to get started.

What about financing — do I need to have that figured out before we talk?

We often speak with people who are early on their journey and need a sense for what some of their ideas might cost. We can share high-level estimates to get you started so you can decide which direction to go. Once you know what direction you’re heading with your project, it helps if you have a ballpark range you’re prepared to invest; that way we can be realistic with your plans.

How soon can you get started on my project?

Our lead times are reasonable thanks to our careful planning and efficient processes. In most cases, as soon as we sign a contract, we can put in for the necessary permits to get started. The permit process usually takes 4-6 weeks. However, many homeowners need to arrange financing, find a temporary place to live, and work around life. We’ll work with you to get started on your schedule.

Will I need to move out?

If we’re working on your primary residence, yes, you will likely want to move out for construction. That’s not always the case for projects that are addition-only, in which you’re used to living without the soon-to-be new space and it’s out of the way of your daily life. You can also stay put if we’re building a separate building like a detached garage or ADU.

What does it look like to work with Midwood Craft Builders?

You will work directly with owner Mike Lopez as your day-to-day contact. He’ll be on your job site just about every day throughout the duration of the project. You’ll have access to a Buildertrend client portal, where you can see your up-to-date construction schedule at any point. This is also where you’ll see when we need your selections (i.e., what light fixtures, faucets and paint colors) so you can be ready when the time comes.

How can I keep my project on track?

The best thing you can do to keep your construction project moving is to make your selections in a timely manner. There are so many dependencies in construction, one delayed decision tends to shift everything back.

Will this be a worthwhile investment?

Most families we work with choose to build or renovate in order to make their home work perfectly for them. In fact, to our knowledge, only one of our clients has ever sold their home once it’s been renovated! That said, from time to time we’ve connected clients with real estate agents to advise on this topic, and the answer is always: yes, this investment will make your home more attractive for future resale.

Can speak with your past customers?

Of course; we’re happy to provide references. If you live in Plaza Midwood, Chantilly, Villa Heights, Elizabeth, Madison Park, Southend, or a nearby Charlotte neighborhood, there’s a good chance you already know them.
